"What's a Bluegreen point worth?" sounds like a simple question. It isn't, because every point has two numbers attached to it: what it costs you to hold for a year, and what it buys when you spend it. Owners who only know one of those numbers get talked into bad trades. This guide gives you both, with the math shown, so you can run your own.
Number 1: what a point costs you to carry
Your carrying cost is everything you pay each year just to own your points, divided by how many points you get:
Cost per point = (maintenance fees + per-ownership fee + club dues) ÷ your annual points
In Trust Fund E, the bill has three parts:
- a per-point charge (maintenance plus real estate tax), which grows with your points;
- a flat per-ownership fee, the same whether you own 10,000 points or 100,000;
- annual club dues.
The flat fee is why small ownerships pay more per point. It gets spread across fewer points.
A worked example from the last itemized Trust Fund E schedule owners posted publicly (use year 11/1/2022–10/31/2023: $0.085 per point, a $373 flat fee, $158.50 club dues):
| Annual points | Yearly bill | Cost per point | |---|---|---| | 10,000 | $1,382 | 13.8¢ | | 15,000 | $1,806 | 12.0¢ | | 20,000 | $2,232 | 11.2¢ | | 30,000 | $3,082 | 10.3¢ | | 60,000 | $5,632 | 9.4¢ | | 100,000 | $9,032 | 9.0¢ |
Fees have gone up every year since then. Two 2026 resale listings show where things sit now: a 30,000-point ownership listed with a $3,650 maintenance fee (about 12.2¢ a point), and a 68,000-point ownership at $8,059.20 (about 11.9¢). Owner-reported FY2026 bills in Trust Fund E land at roughly 12–17¢ per point, all in, with the smallest ownerships at the top of that range.
Your bill is the real number. Pull up your latest statement on bluegreenowner.com, add every line (maintenance, the per-ownership fee, club dues, and any HGV Max dues), and divide by your annual points. That's your carrying cost. Write it down; every other number in this guide gets compared to it.
Should you include what you paid?
If you want the full picture, yes. Spread the purchase price over the years you plan to own. Paid $20,000 and plan to keep it 20 years? That's $1,000 a year. On 20,000 points, that adds 5¢ a point on top of your fees. Most owners leave this out, which makes every redemption look better than it is. Either way, be consistent when you compare.
Number 2: what a point buys
Here's what Bluegreen points are worth in the places owners most often spend them, using the numbers from my other guides:
| Use of a Bluegreen point | Rough value per point | Details | |---|---|---| | Your own resort stay | Your number (see below) | Usually the best use | | HGV Hub, Enhanced Redemption | 14¢, up to 20% of the price | How to Use HGV Hub | | Owner Adventures, paid directly with Bluegreen points | 3–8¢, by Premier tier | Bluegreen's HGV Max member benefits sheet | | HGV Hub, Instant Redemption | ~5.6–6¢, up to 20% of the fare | How to Use HGV Hub | | Convert to Hilton Honors, use for hotel nights | ~4.5¢ before the conversion fee | Bluegreen to Hilton Honors | | Convert to Hilton Honors, apply to fees | ~2.2¢ before the conversion fee | Bluegreen to Hilton Honors | | Pay fees directly with Bluegreen points (eligible tiers) | 1–5¢, by Premier tier | Paying fees with points |
Put that next to a 12–17¢ carrying cost and the pattern is obvious: almost every way of turning points into something other than a vacation returns less than the points cost you. HGV Hub's Enhanced Redemption at 14¢ is the one outside use that comes close, and it only covers 20% of a purchase.
How to price your own resort stay
The resort-stay number is the one that matters most, and it's the one nobody hands you. You work it out yourself in five minutes:
- Search your stay on bluegreenowner.com and note the points for your unit, dates and nights.
- Find the cash price for the same resort, unit size and dates (the resort's own site, a booking site, or Bonus Time as a floor).
- Divide: cash price ÷ points = value per point.
Example with made-up numbers: a 3-night stay costs 13,000 points, and the same unit on the same dates rents for $1,950. That's $1,950 ÷ 13,000 = 15¢ a point, which beats a 12–17¢ carrying cost or comes close to it, and beats every option in the table above.
Prime weeks, big units and high-demand resorts usually price out highest. That's also why access to the higher-cost HGV Max Expanded Portfolio resorts is where points tend to do the most work.
The simple rule
Compare what a use returns with what your points cost you:
- At or above your carrying cost: a good use. You're getting your money's worth.
- Below your carrying cost, but the points would otherwise expire: a salvage move. Something beats nothing.
- Below your carrying cost, and you could save or book them instead: a losing trade. Save the points (or book a stay) instead.
Before you spend points on anything that isn't a stay, check whether you can save them into next year or book a short stay instead. A point you carry forward keeps its options. A point you spend at 2¢ is gone.
Run your own numbers
My free Ownership Audit calculates your cost per point from your actual bill and shows where your points go furthest. You can also check the HGV Max math in the HGV Max calculator, price trips in the Fee Calculator, or ask the AI Owner Assistant to compare two redemptions for you.
Verify before you decide: maintenance fees, club dues, conversion rates and tier benefits change every year and vary by trust fund and Premier tier. Use your own current statement, and confirm program rates with Club Services (866-767-2268).
